University Park (San Antonio, TX)

The Business Challenge: University Park is a 50 acre parcel of land located at the northwestern quadrant of San Antonio near I-10 and De Zavala Road. In 1997, while looking for sites to build a tech building, CMC came across this raw land that could have been developed into a tech park.

Blockbuster Entertainment Corporation (McKinney, Texas)

The Business Challenge: Every corporation has its project of great pride and challenge. For CMC, it is the Blockbuster Built to Suit that was built in McKinney, Texas in 1998.

This challenge came pretty early into company history. In 1997, Blockbuster invited CMC to bid and to develop an over 900,000 sf office-warehouse-distribution facility to consolidate their operation under one roof. Lakepointe Office and Tech (Lewisville, Texas)

The Business Challenge: The Lakepointe project originally started as a search on behalf of a group of foreign investors looking for an in-fill real estate opportunity. The Lewisville submarket offered broad appeal for the development of an office/tech and flex project.

The buildings were begun as a spec project but before construction started, the tech building was 100% pre-leased, and the office building was 50% pre-leased.

University Park V & VI (San Antonio, Texas)

The Business Challenge: University Park Tech Center V was originally designed as a spec project in the University Park in San Antonio, Texas. This was a sequel to the first four buildings built by CMC which are now fully leased and sold. Prior to breaking ground, the entire building was leased by a San Antonio-based medical company, KCI (Kinetic Concepts, Inc.).

In order to meet KCI’s schedule, CMC implemented its fast track construction methodology and finished the entire 80,431 square foot building, along with the interior finish-out in less than 6 months. The facility...
